What we do for operators & developers

We design and build what drives bookings. Let us put you on their radar.

Artistree has been designing and building hospitality structures since 2012 — treehouses and bespoke lodging for landscape hotels, retreats and nature-immersion destinations. We can master-plan a whole property, or drop into an existing team and take on the pieces nobody else will build.

Projects, and what they changed

We bring the special sauce to unique projects.

A timber treehouse suite among palms at dusk, warm light spilling from the deck

Playa Viva

Zihuatanejo, Mexico

One treehouse put this property on the map and lifted ADR and occupancy across the whole site. A single spectacular, Instagrammable unit does work that no amount of marketing spend replicates — it becomes the reason the property gets written about.

Onera Fredericksburg

Texas Hill Country

Designed and built by us; acquired by publicly traded Summit Hotel Properties in 2022 via a 90% JV stake — their first standalone glamping investment. Achieving a $1,500–$2,500 ADR.

California Hot Springs Resort

Sierra Foothills, California

Acquired, entitled, designed, and permitted a historic 40-key resort across a 260-acre, three-phase master plan. Restaurant, spa, public pools and infrastructure — springs, water, waste and power.

Two angular timber-clad cabins with black trim and full-height windows, under a clear sky

Zenova

Fredericksburg, Texas

A ten-unit resort we site-planned in full and built as general contractor — four units delivered, six more in planning. The site plan came first: circulation, fire access, drainage and overflow parking resolved before a single unit was placed.

Deepwoods Resort

Scotts Valley, California

A 230-acre master plan for a forest ecology research center — 25 treehouses, four villas, 36,600 GSF and an elevated skywalk through the canopy.

How we come in

At whatever point you need us.

Some owners bring us raw land and a thesis. Some have an architect already and need the one building nobody else can draw. Both can do either one.

Complete site planning & master planning

Reading the land and developing the programmatic plan before anything is built — market and comp-set analysis, resource mapping, and a site plan with mixed-use zones. 613 acres master-planned to date.

Alongside your existing architect

We drop into a team that is already underway and take the specialist pieces — the treehouse, the aerial structure, the bespoke lodging bringing the story of the place to life.

Bespoke lodging (including treehouses)

The structures most builders will not take on: elevated, curved, cantilevered, tree-supported. More than a decade of building in trees has made us specialists at thinking outside the box about what will draw media and guest attention to your whole site.

Construction

Licensed general contracting with our own crews in our four build regions, and construction management for areas beyond them.

How an engagement runs

Long enough to do it properly. Not longer.

Commercial work follows the same shape as our residential process, with three additions: master planning before design, engineering and consultant coordination alongside it, and entitlement — the approvals that decide whether a property can be built at all. We run that path end to end, which is what keeps it off your desk.

Rooms to revenue

A prefabricated line, reducing time and cost to open.

ANJO makes nine architect-designed models, factory-built to the same Artistree standard and shipped flat-packed — the fastest route from a signed plan to a bookable key.

Beyond design and construction

We can also help you get there — and run it once you do.

Developer services

Feasibility and market analysis, land acquisition support, entitlement and permitting strategy. We have acquired and entitled our own properties, which is why the advice survives contact with a P&L.

Hospitality consulting

Concept and brand narrative, unit mix and programming, comp set and rate strategy, pro forma review — pressure-tested before the concrete is poured, when changing your mind is still cheap.

Operations

Once the doors open, we can help you run it — guest experience, revenue management and day-to-day operations, through our hospitality management partners.
